Rental Qualifying Criteria
We are delighted that you are interested in leasing at our amazing apartment community. In order to help you in making your decision, we have listed below the criteria for qualifying as a resident with us. Please take the time to review this entire document and ask for clarification if needed with the leasing representative assisting you.
Rental Application:
- A separate rental application must be fully completed by each applicant 18 years of age or older and must be signed and dated by each applicant and all co-applicants.
- The rental application will be reviewed when submitted to ensure that all needed documentation and information has been obtained prior to proceeding in determining individual eligibility for occupancy.
Number Of Occupants: Recommended number of occupants:
- One bedroom – two (2) persons.
- Two bedrooms – four (4) persons.
- Three bedrooms- six (6) persons.
Occupancy recommendation does not include children under the age of five. This occupancy recommendation is not a maximum occupancy and is subject to review and adjustment as needed.
Criminal Charges:
Felony: All felonies (Including charges in “Deferred Adjudication OR “Case Pending” status) fail to meet the minimum requirements for occupancy at the site and will result in a disqualification.
Misdemeanors: The following misdemeanors fail to meet the minimum requirements for occupancy at the site and will result in a disqualification: (Including “Deferred Adjudication OR “Case Pending” status)
- Injury to a person
- Damage to property
- Violence
- Drug violations
- Sex offenders
- Arson
Rental History:
- Applicant(s) must have six (6) months of verifiable rental history within the past 24 months or Mortgage payment history reflected on a consumer report, will be. More than three (3) late payments and or two (2) NSF checks within the past twelve (12) months will not be acceptable rental history.
- Each applicant must provide government-issued photo identification and allow it to be photocopied. Applicants who are first-time renters or who do not have sufficient income under may qualify by having the lease guaranteed by a co-signer. The co-signer must meet all other qualifying criteria.
Credit History:
- Information about you and your credit experiences, such as your account payment history, the quantity and type of accounts that you have late payments, collections actions, outstanding debt, and the age of your accounts is collected from your credit report. This will determine your creditworthiness and allow our authorized screening company to provide a qualification recommendation for our review.
Employment and monthly income must be verifiable. Total monthly income of all applicants must be _2.5__ times monthly rent.
Applicant(s) may be denied occupancy for the following reasons:
- Falsification of application by any applicant
- Incomplete application by any applicant
- Insufficient income (total of all applicants)
- Criminal conviction history of violent or sexual crime committed by any applicant or by other occupants who plan to live in unit
- Poor credit history of any applicant (credit reports are obtained; previous bankruptcy in the past 24 months may disqualify)
- Poor rental profile of any applicant (rental history reports are obtained).
- Non-payment or frequent late payment of rent (Rental History)
- Eviction (Rental History; Vacate in Lieu of eviction proceedings
- Failure to maintain unit in satisfactory condition (Rental History)
- Unruly or destructive behavior by applicant, applicant’s children or applicant’s guests (Rental History)
- Violence to persons or property by applicant, applicant’s children or applicant’s guests (Rental History)
- Unauthorized person(s) dwelling in unit (Rental History)
Deposit:
- Additional deposit may be due after reviewing credit, criminal and rental history. This additional deposit is non-refundable and due at time of lease signing.
Applicant(s): Monthly gross income requirement is (2.5) times the monthly rent and must:
- Have six (6) consecutive months of employment history.
- Three (3) most recent paycheck stubs or bank statements.
- Court Order/Payment Schedule OR History-Child Support or other court ordered support
Cancellations:
- Deposits will only be refunded on denied applications. Deposits will not be refunded for cancellations, they will be forfeited as liquidated damages.
